The bond cleaning checklist: what property managers inspect, and how to do each item

What is a bond clean and who inspects it?

A bond clean is the end-of-tenancy clean that returns a rental to the condition recorded in your entry condition report, fair wear and tear excepted. It is also called an end-of-lease, vacate, exit or move-out clean, depending on the state.

The property manager, or a self-managing landlord, inspects the empty property room by room against the entry condition report after you hand back the keys. Anything dirtier than that report can be claimed against your bond. Anything worn rather than dirty is fair wear and tear, which cannot be claimed.

Cleaning is the one bond deduction you fully control. Damage and rent arrears are separate. This page is general information for WA, VIC, NSW and QLD, not legal advice: the official pages linked in the rules table are the source of truth.

How do I use this bond cleaning checklist?

Clean the property empty, work in the inspector's order, then print the tick sheet and leave a copy with the keys.

  1. 1Clean once the property is empty. Furniture hides skirting boards, carpet edges and wall marks.
  2. 2Work top to bottom, dry before wet: cobwebs and dusting, then walls and doors, then fixtures, then floors.
  3. 3Do the kitchen and bathrooms first. Grease and scale need soaking time and carry most flagged items.
  4. 4Open everything and look up. Inspectors open the oven, dishwasher, rangehood and every cupboard, then check light fittings and tracks.

How many hours does a bond clean take by property size?

A bond clean takes roughly 3 to 4 person hours for a studio and 12 to 16 or more for a five bedroom home. A two person crew halves the clock, so the studio is about 1.5 to 2 hours on site and the five bedroom home about 6 to 8.

Typical hours for an empty property in average condition, no add-ons. One person on site takes the full person hours. Carpet steam cleaning is on top, typically 30 to 45 minutes a room plus 4 to 8 hours of drying.

Why do websites give different answers for how long a bond clean takes?

They measure two different things and call both hours. One site says a three bedroom bond clean takes 4 hours, another says 8 to 10, and both can be right: the first is elapsed time for a two person crew, the second is total labour, people multiplied by hours.

What do bond clean add-ons cost?

Add-ons are jobs a standard bond clean does not include but a lease or entry report sometimes requires, quoted on top of the base price. Whether one is needed turns on whether the agent expects a receipt.

Who holds my bond and where do disputes go in WA, VIC, NSW and QLD?

Your bond is never held by the property manager. In WA, VIC, NSW and QLD it is lodged with a government bond authority, and a cleaning deduction has to be agreed by you or decided by that state's dispute body, named in the table below.

What is the difference between dirt and fair wear and tear?

Dirt is anything cleaning removes. Fair wear and tear is the gradual deterioration of ordinary living, and it cannot be claimed against your bond in any state. Grease on the rangehood filter is dirt. Faded paint is wear. A hand mark on the wall is dirt. A worn patch of hallway carpet is wear. A cracked tile is damage, which is neither.

A bond clean is a clean, not a repair, a removal or a pest service, whoever does it.

What does the 72 hour re-clean guarantee cover?

The guarantee covers the clean, not the bond. If your property manager flags anything on the original move-out checklist within 72 hours of the final inspection, the provider assigned to your clean returns and re-cleans those areas free of charge. The property must be vacant and in the same condition as when it was cleaned.

It is not a bond-back guarantee. The bond also covers damage and unpaid rent, which cleaning cannot fix, so nobody can honestly guarantee your whole bond. What is guaranteed is that any flagged item on the original checklist is re-cleaned within the window at no charge.
